Federal Heights
Mid-century post-and-beam restored to studs. Walls of glass facing the U, mature oaks, and a kitchen that respects the original Doug fir.
The Avenues
1908 brick Foursquare, four blocks from City Creek. Original transoms, refinished maple floors, and a south-facing garden you can actually grow tomatoes in.
Sugar House
Quiet bungalow on a tree-lined block, a five-minute walk to Forest Dale. Open kitchen, screened porch, and a detached studio for the side project.
How I Work
We start with a quiet conversation. What you actually want versus what you think you should want — and the budget math behind both.
Curated showings, not Saturday open-house sprints. I see the homes first, narrow the list, and we walk the ones that earn it.
I write to win, not to bluff. Honest comps, clean terms, and language sellers' agents respect. We negotiate on facts, not feelings.
Inspections, lender milestones, title — I run the timeline so you don't have to. The day you get keys should feel like an exhale, not a finish line.

About Devon
I grew up on the east bench, learned the streets by paper route, and went to grad school for urban planning before I ever wrote a contract. That detour matters — I read houses the way a planner reads a block.
I started Vision in 2017 with one rule: small client list, full attention. I run six to eight active engagements at a time. That cap is the whole product.
Most of my work happens between the U and Sugar House. I know which streets flood, which HOAs are reasonable, which 1920s additions were done with permits. I'll tell you before you ask.
Recent Clients
"Devon walked away from two houses we loved on paper. He'd been in the crawlspace, found the issues, and saved us from offers we would've regretted. The third house was the right one and we got it under list."

Bought in The Avenues, 2024
"Our previous agent told us to list at $1.1M. Devon ran his own comps, told us $1.35M was honest, and brought a clean cash offer in week two. He answers the phone on a Sunday and doesn't pad the email."

Sold in Yalecrest, 2024
"First-time buyer, completely overwhelmed. Devon spent two hours on a video call explaining how Utah financing actually works before he ever showed me a house. That's not normal. He earned it."

Frequently Asked
Sometimes. I run a capped book of six to eight active engagements. If we're a fit, I'll tell you when a slot opens. If we're not, I'll refer you to someone who is.
I'll send you a one-page representation agreement before our first showing. Compensation is negotiable per transaction and disclosed in writing — no surprises at closing.
I pull active comps, pending comps, and the last 90 days of solds within a quarter mile. Then I walk through the home twice. The number I give you is the number I'd defend in court.
I focus on the area bordered by the U, City Creek, the Cottonwoods, and Holladay. For Park City, Heber, or Davis County I'll connect you with agents I trust by name.
Inventory is tight above $1.5M and competitive between $700-900k. Days-on-market in the Avenues is averaging 14 days for clean listings. The market report below has the current numbers.
Yes — short list, all local, all people I've sent my own family to. I don't take referral fees from any of them.
